There are many reasons why people visit Hidden Valley Resort, depending upon the season. Top of the list is the great skiing during the winter season but summer through fall Hidden Valley offers golf, swimming and hiking. Weddings, family reunions and golf outings are also popular at the resort. The central location, just a short drive from New York, Virginia, Ohio, New Jersey and Maryland, is convenient for group events and accessible to many attractions and activities. Hidden Valley Rentals began with 12 properties as an investment. They saw a demand for rentals, especially during the ski season, under the resorts prior owners. Once they developed their own policies and practices and felt they had the right team, they expanded by offering their services to other homeowners.

Primarily the skiing, but located near Central Pa, it’s a great meeting place for family reunions, weddings and get togethers with groups that live apart, but want to get together – short drive from NY, Virginia, Ohio, NJ, Maryland for those get togethers.
- Where are the visitors coming from (geographically) and what are they looking for in a rental property?
As above, great location from major cities, so we see a lot of visitors from the states noted above – rental needs are mixed, some looking for a couples getaway and others looking for larger / multiple locations for their groups. Also a strong market for Long Term renters who have re-located to the area, or are working on a temporary basis, looking for affordable housing where they can cook and go to after work.
- What is the demographic and psychographic breakdown of the visitors to Hidden Valley Resort?
We get a nice mix of visitors / guests to the area for the above mentioned things, not tracked by us though.

We have approximately 30 units under management, from 1 bedroom condos / townhouses to 7 bedroom single family units – also have multiple locations close in proximity to each other to accommodate larger groups.

Ski season the busiest and the closer to the slopes, the better and more in demand – during the summer, units with air conditioning are highly requested, since the majority of units at the resort do not have A/C.
- What should a visitor look for in a rental property based on your expertise?
Really depends on their needs – when we are contacted by prospective tenants, we spend time talking to them to try to fit them into a unit that fits them best – pet friendly unit, near the slopes, near the golf course, bed requirements / needs, etc are discussed to make sure the property will work for them and their groups.

Ski season definitely the peak, with the summer months next highly requested - -slow season is right after ski season, until after Memorial Day with the un-official start to summer.

We knew that the resort was for sale and initially invested in 12 properties as an investment – we worked with the local property manager at the time, put our own practices & procedures in place for our units and once we felt we had the team / procedures in place, we started offering our services to other homeowners – from there, it grew from word of mouth.

The owners.

Good question – really started with nothing and grew it to a 30 property management company – future growth is really dependent on the investment of time / resources of the owner of the resort, particularly in the off-ski season with events / camps, etc as well as adding grocery / restaurants to the resort to give people a reason to go there in the off- ski seasons.
